Rental Property Management — DYONYSOS
A rental management app for Odoo 19 Community, designed for small private landlords (a few units, not a property company) who currently manage their leases, rent receipts and index-based rent reviews with a spreadsheet and Word templates.

Units. Each rental unit (residential or commercial) is linked to an address and an owner (res.partner), with its type, floor area and complete lease history.
Leases. Lease agreement with the tenant (beneficiary file from the dyo_metiers_common base module — file reference, linked responsible parties: co-tenants, guarantors), rent, service charge advances, security deposit and indexation clause. A unit can have only one active lease at a time: any attempt to overlap dates on the same unit is refused.
Index-based rent review. The rent reference index (IRL) and its review frequency are fully configurable (index name, old/new values, default frequency in settings, adjustable per lease) — never hard-coded, and never fetched automatically: the index is always entered manually, to be checked with INSEE at each review. The new rent is calculated and applied from the chosen effective date; receipts already issued are never recalculated retroactively.
Rent receipts. Monthly generation from the lease, with mandatory statements that are configurable in the settings (default text to be validated by a professional before any use), a link to the invoice (account.move) and email delivery to the tenant. A daily check detects recorded payments and flags unpaid rent, with automatic reminders up to a configurable maximum number.
Condition reports. Move-in and move-out, with meter readings (water, electricity, gas), general condition and PDF report. Date consistency is checked: a move-out report cannot predate the move-in for the same lease.
Recoverable charges and year-end reconciliation. The module calculates and documents, it does not decide: each annual charge item of the unit has a “recoverable” box that the landlord checks personally (the list of recoverable charges is set by decree — commonly cited: décret n°87-713 of August 26, 1987, current version to be verified — this module does not hard-code it). The reconciliation calculates the lease's share pro rata to its days of occupancy over the fiscal year, compares it with the advance payments collected through the year's rent receipts, and can generate a supplementary invoice or a credit note depending on the balance.
Important — what the application does not do (see the dedicated section of this listing and the README): it does not manage the CAF deposit/Visale guarantee, files nothing electronically with the tax authorities, retrieves no index automatically (manual entry by design), does not manage co-ownership, and does not code any local rent control (high-pressure housing zones).
Demo data: two units, an active lease with a rent receipt issued and an index-based revision applied, a move-in inspection report, two recoverable service charge items and a reconciliation calculated for the previous fiscal year.
