Condominium Property Managers (free) — DYONYSOS

A free management app for a volunteer condominium manager or a small property management firm, on Odoo 19 Community. A complete foundation for data entry and business rules: this is not a restricted or time-limited version, it is the half of the application that you type into rather than read on a dashboard.

The real problem. A volunteer property manager (syndic bénévole) or a small firm manages units and charges in a spreadsheet, with a constant risk of error in allocation by ownership shares — a cent lost here, a cent too many there.

Allocation by ownership shares — accurate to the cent, never approximate. An expense is allocated among units in proportion to the shares of the chosen allocation key (general charges, elevator, heating...). The largest remainder method guarantees that the sum of the allocated shares is always exactly equal to the expense: the cents a simple pro rata would round up or down are distributed one by one to the units whose exact share has the largest decimal remainder, with ties broken by shares and then by unit identifier for a deterministic result that is reproducible from one calculation to the next.

Several allocation keys, not just one. A real condominium has general charge items and special charge items (elevator for the floors it serves only, central heating per building...): each allocation key has its own total of shares and its own list of units concerned, enforced by a consistency constraint on creation.

Condominiums and units. Building, units with general ownership shares (tantièmes) and a mandatory co-owner, consistency indicator between the declared total and the sum of the units.

What the full version adds (a separate module that depends on this one, with no data lost on installation): the dashboard, the voted forecast budget, calls for funds invoiced per unit, general meetings (notice, attendance, indicative quorum, resolutions), automatic reminders (unpaid amounts, meeting to be convened), PDF reports and the co-owner area on the portal. Deliberate regulatory caution. This module manages neither budgets nor general meetings: the regulations governing them (French law of July 10, 1965 and its 1967 decree) therefore do not apply to this edition. See the full edition's listing for its own disclaimer.

Important — what this version does not do (see the dedicated section of this listing and the README): no dashboard, no budget or invoiced calls for funds, no general meeting, no automatic reminders, no PDF reports, no co-owner portal space (see the full version); and, like the full version, it drafts no meeting minutes, does not manage the building maintenance log, and ensures no loi Hoguet compliance for professional property managers.

Demo data: a condominium of about a dozen units with three allocation keys (general, elevator, heating) and several allocated expenses, including one works item still in draft.
